The Riverfront at Promenade Park, an urban development project in Fort Wayne, Indiana (USA), welcomed its first residents in mid-November 2022. The Penetron system of crystalline concrete sealants was specified to waterproof underground concrete structures.
A mid-sized metropolitan area in the heart of the Midwest and the second largest city in the state of Indiana, Fort Wayne is the economic and cultural center of Northeast Indiana. Home to 270,402 residents, the city has maintained a significant local manufacturing industry – including GM and BAE Systems – and is revitalizing downtown and riverside neighborhoods with new living options and economic development projects.
The Riverfront at Promenade Park is one of Fort Wayne’s premier waterfront developments: a mixed-use urban block that includes apartments and townhouses, commercial areas, and parking. The six-story development has 228 apartments, seven townhouses and a 913-space, 4-story parking garage, located along Promenade Park, the city’s newest waterfront park, and the St. Mary’s River. The commercial area includes approximately 25,000 square feet of office space and 15,000 square feet of retail space.
Designed by local Fort Wayne architects Hoch Associates, the $88 million project was built by FA Wilhelm Construction. Resident amenities at Riverfront at Promenade Park include an outdoor swimming pool, fitness center, storage rooms for bicycles and kayaks, outdoor grilling deck, putting green, two private access yards, a covered outdoor lounge, a rooftop terrace with fire tables and fire pits, an outdoor bar, café bistro, dog spa, parcel lockers, coworking space and private conference rooms.
“The Riverfront at Promenade Park construction site is just across the St. Mary’s River and also has sandy soil. This created a lot of groundwater for the engineers at FA Wilhelm,” says Christopher Chen, director of The Penetron Group. “The construction plans specified an integral waterproofing solution; Irving Materials Inc. (imi), the ready-mixed concrete supplier and Penetron partner, recommended the Penetron system as the optimal concrete waterproofing solution.
Easily mixed during batching, imi added PENETRON ADMIX SB to 5,000 yards3 of concrete. Treated concrete was used for retaining walls, foundation slabs and the outdoor swimming pool. PENETRON, a topical crystalline waterproofing material, and PENECRETE MORTAR, a crystalline waterproofing repair grout, were also used to fill and waterproof patch holes in the concrete walls, completing the waterproofing system.
Once added to the mixture, the active ingredients of PENETRON ADMIX generate a non-soluble crystalline formation in the pores and capillaries of the concrete which permanently seals the microcracks, pores and capillaries against the penetration of water or liquids of all directions. This formation provides long-term protection of concrete against deterioration, even in the wet environmental conditions encountered at the Fort Wayne construction site.
